We've built out hundreds of office suites across the GTA, mostly for Colliers-managed properties. Open concept, private offices, executive floors, hybrid layouts — we work to the landlord's specs and the tenant's budget. If there's a TI allowance, we'll break the quote down by trade so everyone knows exactly where the money's going.

How long does a build-out take?

Basic 2,000 sq ft suite — 4 to 6 weeks. Larger or more complex spaces (5,000+ sq ft, specialty finishes) — 8 to 12 weeks. We give you a detailed schedule at quoting.

Do you handle permits?

Yes. We prepare the construction documents, submit to the municipality, and manage all inspections. Timelines vary by city but we track everything and keep it moving.

Can you work within a TI allowance?

We do it all the time. Our quotes break costs down by trade — framing, electrical, flooring, etc. — so the landlord and tenant can see exactly where the allowance goes and where upgrades add cost.
