What's the difference between landlord work and tenant improvements?

Landlord work (base building) includes items the landlord provides per the lease: HVAC to the suite, electrical panel, fire sprinklers, and base finishes. Tenant improvements are modifications the tenant requests beyond the base standard, funded by the TI allowance or the tenant directly.

How do you handle TI projects that exceed the tenant improvement allowance?

We provide detailed budgets that separate base building costs from TI allowance items and tenant upgrades. When the tenant's vision exceeds the allowance, we clearly identify the overage and work with both parties to find value-engineered solutions or agree on cost-sharing.
